Free AI Agents for Property Management: The Catch

We read our own pitch the way you do: with a raised eyebrow. Here is exactly why the first agent is free, what it costs us, and where the money actually comes from.

The short answer

The catch is that the first custom AI agent is genuinely free because we want a working relationship, not a one-off sale. We invest upfront hoping you later add more agents or adopt our white-label homeowner product. You keep the free agent regardless. There is no lock-in, no hidden per-seat fee, and no obligation to buy anything after.

So what's the actual catch?

The honest version

The catch is that we are betting on the relationship. We build your first custom AI operations agent for free because doing the work is how we earn a shot at the next one and at our white-label homeowner product. You keep the free agent whether or not you ever pay us a dollar.

Nobody gives away real work for nothing, so "free" deserves suspicion. When a vendor says free, the usual traps are: a per-door fee that appears after onboarding, a data hostage situation where leaving means losing everything, or a "free trial" that auto-converts to a subscription you forgot to cancel.

None of those apply here, and we will spell out the economics below so you can verify that yourself. The short answer: we make money later, on your terms, or we do not make it at all. That is the whole model.

The uncomfortable part for us is that this only works because most companies who get one good agent want a second. If that were not true, we would go broke. We are comfortable saying that out loud.

Why we can afford to give the first one away

The first agent is a customer acquisition cost, not a loss leader trick. Building a custom agent trained on your communities takes us real hours, so we treat it like a sales pitch we actually deliver instead of a slide deck. If it works, you trust us with the next problem.

There are two ways the relationship pays off for us, and both require you to be happy first. Neither is hidden in fine print.

  1. 01

    1. You add more operations agents

Most companies start with one agent, say Riley Resident for 24/7 first response or Victor Vendors for COI and license tracking, then add others once they see it hold up. The follow-on agents are paid. That is where our revenue starts.

  2. 02

    2. You adopt the white-label homeowner product

Separately, some property management partners white-label our six homeowner agents and Nora, the voice concierge, as a lifetime amenity for the residents and owners in their buildings. That is a different product with its own pricing, and plenty of partners never touch it. That is fine.

So our upside is either more ops agents or the homeowner amenity, and the only way we get there is by proving the first agent earns its keep. If it does not, you owe us nothing and you have lost a few hours of onboarding calls. That asymmetry is the point. We carry the risk on purpose because it forces us to build something that actually works instead of something that demos well.

Key takeaways

  • The free agent is genuinely free with no per-door fee attached later.
  • Additional operations agents are paid, and you decide if and when to add them.
  • The white-label homeowner amenity is a separate product, not a bait-and-switch upsell baked into the free deal.
  • No lock-in: if you walk, you keep the agent and your data.

When free is not actually a good deal for you

Free still costs you time, and if the fit is wrong that time is wasted. Here is where we tell people not to bother.

If your document trail is chaos, an agent trained on it will inherit the chaos. AI absorbs documented, repetitive work; it cannot invent institutional memory that was never written down. If nothing is written down, fix that first.

Skip the free agent if any of these are true

The first agent is free because a demo cannot prove anything and a working agent can. We would rather spend our money proving it than spend yours convincing you.

Where these agents break, and why humans stay in charge

Honest vendors tell you the limits. An AI ops agent is excellent at first response, triage, tracking deadlines, and drafting. It is not the decision-maker on collections, legal notices, board disputes, or anything requiring judgment about a specific human relationship.

Every agent we build has human approval gates and escalation rules on the sensitive stuff. Riley Resident can handle a leak report at 2 a.m. and dispatch per your rules, but an angry resident threatening legal action gets routed to a person. Victor Vendors can flag an expired COI, but a human decides whether to pause that vendor.

The failure mode to watch for is over-trust. If you let an AI send violation letters or delinquency notices with no review, you will eventually send a wrong one. Build the gate. We insist on it, which is another reason free costs us more than it looks.

The bottom line

Bottom line

The catch is simply that we are playing a long game: we give away the first agent hoping you buy more or adopt the homeowner amenity, and you owe us nothing if you do not. You keep the agent, keep your data, and pay zero per-door fees. Free is free. The risk sits with us on purpose.
